notaires fees etc

My neighbour recently put his house on the market with a local notaire, prior to that he had some interest from a couple he was acquainted with, but he didn't think it would go very far. He now has a signing with this couple in the next 2 weeks, but mentioned the fact that he had given them a substantial discount as he would be saving a lot on the fees. I have always thought it was the buyer that stumped up for the agents fees, if one is involved.

Agent's fees can be paid by the buyer or the seller. It varies. We purchased our house in December, 2022 and the seller paid the agents fee. We paid the Notaire's fee, which is sizeable.

If the buyer pays the fees the notaires fees are reduced because they are based on the cost of the house. If the seller pays the fees then ergo the notaires fees are higher because the price of the house includes the fees. And the immobilier fees are based on the price of the house, so needless to say neither estate agent or notaire are keen on the buyer paying

Most prices via an agent are FAI - frais d'agence inclus.

I feel I should defend notaires, just this once.What you pay in "notaire's fees" is 90% tax, that goes to central and local government, and various offices, such as the land registry. That's paid by the buyer and based on the purchase price.
If the notaire is marketing the property, the sale commission will be lower than an agency's.
